The REIT Poland Association and powermeetings.eu cordially invite you to the 2nd Conference on SRWN / REIT – a new investment model in real estate and new investment opportunities in Poland, which will be held on 29th March 2017.
Considering current works conducted by the Ministry of Development regarding the Act on Real Estate Leasing Companies (SRWN/REIT), this conference perfectly fits within the scope of current ongoing developments and can contribute significantly to the popularization of the SRWN/REIT idea.
The mission and main objective of the REIT Polska Association is to initiate and support – with the use of our knowledge and experience – all activities aimed to form a legal framework for entities operating under the REIT formula , as well as promoting this type of solutions among Polish citizens and institutions. As an association, we are also an active participant in the legislation process.
This conference is another important initiative that aims to promote REIT in Poland among the most important representatives of commercial and residential real estate market.
Commercial real estate market in Poland is a prominent and attractive market in Europe. Over the last 25 years it has developed rapidly with minimal participation of Polish investors. In the opinion of the founders of the Association, the current status can change only through the introduction of the legislation and best practices, with great benefit for Polish investors and the Polish economy.
We are welcoming to join the conference all active actors in the real estate market – consultants, investors, investment funds and capital markets experts – that are interested in its growth.

Paweł Gruza was born on 1 June 1977 in Warsaw. He is a graduate of the Faculty of Law and Administration of Warsaw University. He participated in numerous professional training activities, seminars and conferences in Poland and abroad (inter alia, courses on Polish and international accounting standards, economic legislation of the European Union, international tax planning, industry-specific training programmes).
He has broad professional experience. He managed many interdisciplinary projects for companies from the industrial and financial sector. In the years 2000 – 2006 he worked for advisory companies. From April 2016 he acted in the capacity of Vice Minister of the State Treasury.
Co-author of the first commentary to the Act on the social security system (1999) and co-author of the first commentary in Poland to EU VAT directives (2004, selection and editing of rulings of the EU Court of Justice). Author of articles in specialized journals and economic press.
Expert on finance and economics of the Republican Foundation; in January 2016 appointed as the member of its Management Board.
Marcin Obroniecki is a deputy director of the Financial Market Development Department at the Ministry of Finance. His responsibilities include capital markets and payment systems. He has been Vice-Chairman of the Supervisory Board of Krajowy Fundusz Kapitalowy S.A., the government’s fund of VC funds since 2016. In 2015 he co-founded DobryPrad.pl, a start-up comparison website for energy prices, where he was responsible for strategy and development. In 2012-2015 he worked at Bank Zachodni WBK in the Market Analysis Office. He is a graduate of Sciences Po Paris and the Warsaw School of Economics and is the author of several scientific papers, including a monograph on sovereign wealth funds’ activity in CEE.
Małgorzata Kosińska is President of REIT Polska, NGO uniting Real Estate companies and specialists active on Polish market. Organization aims promoting and lobbying introduction in Poland of legislation and best practices in REITs. By bringing together excellent specialist REIT Polska can draw from the experience and knowledge of its members. Furthermore she is an independent consultant for Real Estate companies active in the region. She gained extensive experience trough years of work as President of the Board and Board Member in commercial and residential real estate companies such as: Centrum Bankowo-Finansowego „Nowy Świat” S.A Pirelli Pekao Real Estate, BPH TFI, BZWBK, DTC, Knight Frank, PwC. Hitherto she has experience in commercial and residential development and investment. She is experienced in Asset Management and Restructuration, investment and due diligence. Among others in Centrum Bankowo-Finansowego „Nowy Świat” S.A. she finalized and introduced to the market commercial investment Nowy Świat 2.0 and she was responsible for Asset Management of Nowy Świat 2.0 and Centrum Bankowo Finansowe oraz Centrum Giełdowe. In BPH TFI she was entrusted in establishing investment fund, creating its strategy and structure, leading purchase transactions and management of portfolio of approx. 300mln EUR. In BZ WBK she was responsible for forming and Managing Property Management division. As part of her role she was responsible for supervising processes of Asset Management and sales of Assets located in whole country. In DTC she was responsible for management of 120 000sqm assets. She graduated Warsaw University of Technology, post graduate studies at Warsaw School of Economics and Sheffield Hallam University.
Since 2014, Maciej Dyjas is a Co-Managing Partner and Co-CEO of Griffin Real Estate – a leading and dynamically developing investor operating on the commercial real estate market in Central & Eastern Europe. He also holds a position of Managing Partner of Cornerstone Partners – a private equity investment firm, active in CEE region, with an impressive track-record of transactions in healthcare and pharmaceutical sectors, retail and consumer goods market, industrial and manufacturing and infrastructure. Before joining Griffin and Cornerstone, he was a Managing Partner and CEO of Eastbridge Group – a family holding company based in Luxembourg, which has been investing in multiple markets (CEE, Benelux, US) and diverse industries such as real estate, consumer products, media, retail, education, insurance and biotechnology.
He holds degrees in Mathematics, IT and Management from University of Warsaw / Poland and University of Stuttgart / Germany.
Since 2014 Maciej Dyjas is a member of the Board of Directors of Jan Karski Educational Foundation. While since 2011 he is a member of the Polish Business Roundtable (Polska Rada Biznesu).
Between 1999 and 2009 he was an active member of „Poland for Europe” program and a non-profit organization which aimed to support Poland’s membership in the European Union, through promotion of Polish art and culture in Europe.

Daniel Bienias is Managing Director of CBRE for Poland and he is managing the team of over 300 professionals. Previously he was heading the Tenant Representation division in the CBRE’s Office Agency. Daniel has over 15 years of real estate experience. During his career he has provided advice to many local, international and global companies. Daniel graduated from The University of Szczecin and post graduated from The Warsaw University of Technology and Sheffield Hallam University. He holds a Real Estate Broker license and CCIM license.
Włodzimierz Kocon graduated from the Faculty of Economics and Social Sciences at the Warsaw School of Economics (former SGPiS). He also holds an MBA degree from the Warsaw University of Technology. For more than 20 years he has been working in the investment sector and in the real property market. He has gained his professional experience in holding managerial positions at PwC, Von der Heyden Group, APP Polska sp. z o.o. and Gerald Eve International (Poland) Sp. z o.o.
From 2007 to 2013 he worked at PZU Asset Management/TFI PZU as the Head of the Real Property Sector Office in charge of the investment activities of PZU Group in the real property market. In 2013 he worked at Bank Gospodarstwa Krajowego and was the co-developer of the concept of the Flats Apartments for Rent Fund. He prepared the investment strategy of the BGK Nieruchomości S.A, the bank’s subsidiary and headed it as the President of the Management Board.
Before becoming the Vice-President of the Management Board of Bank Gospodarstwa Krajowego, he was an independent real property market advisor. He holds a professional estate agent’s licence and is a member of the Royal Institution of Chartered Surveyors.
Anna Duchnowska has over 14 years’ experience of which the past 10 have been focused on asset management, investment, leasing and finance within the CEE and Polish property markets, with particular expertise in retail and offices.
She joined joined Invesco Real Estate (IRE) in March 2014 and is a Director of Asset Management, spearheading asset management initiatives for the firm’s Polish assets. She is also head of IRE’s Warsaw office, which opened in March 2014, and is IRE’s second office in Central and Eastern Europe.
Prior to joining IRE, Anna worked for Colliers International Poland where she spent two years as director of landlord representation and asset management and previous to this spent seven years with AIB PPM sp z.o.o. as head of asset management for one of their property funds.
Her professional qualifications include Master of Economics from the Warsaw School of Economics and an Executive MBA from the University of Minnesota. Anna is a Fellow of the Association of Chartered Accountants (FCCA) and a Member of the Royal Institute of Chartered Surveyors (MRICS). She is based in the Warsaw office.
Katarzyna Kopczewska – is a partner at the law firm Baker McKenzie. Her expertise covers taxation in real estate and construction sector, as well as tax support of transactions in commercial real estate market. She has several years experience working in the Tax And Legal Department of PwC. During his career she has advised Polish and foreign investment funds when making major investments in the real estate market in Poland, along with the design and implementation of their financial and holding structures. She worked for the largest office developers operating on the Polish market, among others, creating for them closed-end investment funds.
She is a member of the Association of Polish REIT and the author of numerous press publications on REITs and the taxation of commercial real estate in Poland
Anna Kicińska is a Partner of the EY Real Estate Advisory Group in CSE Region responsible for real estate Transaction Support, Strategic Advisory and Real Estate M&A. She has over nineteen years of real estate experience in valuation, transaction support, sale/ buy advisory, market analysis, and corporate real estate management. She is a certified Polish appraiser and a member of The Royal Institution of Chartered Surveyors (MRICS) and Certified Commercial Investment Member (CCIM). Since 2016 is a member of REIT Polska.
Tomasz is responsible for the strategic management of JLL Poland. Prior to becoming Managing Director, he headed up the CEE Capital Markets team. Tomasz completed numerous high profile investment transactions, advising clients on acquiring or selling properties in the region. He has a substantial track record in corporate finance, with the completion of a number of debt financing and structured equity financing mandates. Tomasz has been actively supporting the development of the modern business services sector in Poland, advising and cooperating with major global companies from the industry. He has 18 years’ experience in the real estate market.
Karol Bartos currently holds the position of Portfolio & Asset Management Executive Director at Tristan Capital Partners in London. In this role he is responsible for a pan-European office and retail properties portfolio. Previously Mr. Bartos acted as Country Manger at MGPA, supervising all the firm’s activities in Poland, including new business opportunities, acquisitions and the management of over € 1bn worth of assets.
He was also involved in one of the largest up-to-date sustainability certifications in Poland, achieving LEED Gold for Rondo 1 office building in Warsaw. Prior to joining MGPA in 2008 he worked for Heitman as Asset Manager, responsible for a large portfolio of assets across six CEE countries. Mr. Bartos holds an MA in Economics from the Warsaw School of Economics with specialty in Corporate Finance and Real Estate.
Legal advisor. He has unique experience in complex real estate transactions, including investment opportunities in respect of real estate development, as well as real estate financing, restructuring and planning. He advised on real estate acquisitions, and on the development of land for office, retail, hotel, warehouse, residential and industrial projects. He worked on financings and refinancings of real estate projects, representing both the investor side and banks, and on office, retail and warehouse space leases. He represented clients in administrative proceedings related to decisions issued in connection with the construction process and advised on matters relating to reprivatization claims.

Mr. Stawiarczyk is a member of the Regional Chamber of Legal Advisors in Warsaw.

Graduate of the Faculty of Finance and Statistics, Warsaw School of Economics, and Doctoral studies at the Faculty of Economic Science, University of Warsaw.
Active in the capital markets since 1992, initially as an analyst with the Capital Operations department of Bank Handlowy. In 1999, Izabela joined the Warsaw Stock Exchange, where she worked in a number of managerial positions, co-operated with investors and issuers, both domestic and foreign across many sectors. Her responsibilities have included expanding the Exchange’s product range across both regulated and alternative markets.
Additionally, she serves as a Member of the Advisory Committee, of the Central Securities Depository (KDPW) of Poland.
From 1995 he was involved with Eastbridge Group, initially as the financial director of the group’s operational companies, from July 2009 until June 2015 he was also the CFO and managing partner at the Eastbridge Group. He studied philosophy, mathematics and management at the University of Warsaw, he holds a master’s degree in philosophy and a master’s degree in management, which he earned at the University of Warsaw, Maciej also holds an MBA degree from the University of Illinois. On the 16th of July he was appointed the Vice President of the Company’s Board.
The Polish Licensed Valuer and a Professional Member of the Royal Institution of Chartered Surveyors (RICS). Graduated from the Warsaw School of Economics and Postgraduate Studies in Property Valuation and Management at Warsaw Polytechnic and Sheffiled Hallam University. Holds MBA from University of Minnesota and Carlson School of Management.
Dorota has over 20-year experience and an extensive track record in real estate in CEE region.
She has started her professional carrier working for USAID in Warsaw, as a team member responsible for preparing a double mortgage system in in Poland.
In the years 1995-1998 she worked for Price Waterhouse Real Estate Services setting up commercial and residential research team. Since 1998, has been developing and expanding operation of the international leading property advisor, Knight Frank, since 2006 as Proprietary Partner. She has headed up the Polish Capital Markets team and had been a member of CEE team for many years, covering investment market as well as financial advisory services for investors and developers. She has worked for Von der Heyden Group (one of the leading developers in office and hotel sectors), the first Polish stock listed real estate funds ARKA BZ WBK FIZ and BPH FIZ SN as well as international funds (eg. . Credit Suisse, SEB, Rutley, REEFF, DEKA, AIB Polonia Property Fund, Pramerica, Invesco, AZORA). She was involved in debt and equity finance raising, investment acquisitions and sales, transactions’ structuring, due diligence processes and preparation of transactions’ documentation with legal teams. The value of transactions with her involvement exceeds EUR 2 bn.
Michał Pietuszko is a legal advisor with more than ten years’ professional experience in the real estate sector.
He advises on real estate market transactions, and on all stages of the implementation of investment projects, from the legal due diligence of real properties, through designing the structure of transactions, purchasing real properties or SPVs, obtaining administrative decisions related to the management of real properties and the completion of construction processes, to issues of real property usufruct and commercialisation. He mainly advises companies from the construction and power engineering sectors, as well as developers and investors operating on the real estate market.
In addition, Michał has extensive experience in all legal aspects of the commercialisation and management of shopping centres. He has advised domestic and international developers on the implementation of their investments in Poland, including investments implemented in partnership with public institutions. He has also worked on many transactions related to the sale and purchase of large-area retail facilities.
David joined SEGRO in 2009. He has more than 13 years’ experience working for UK Listed real estate companies specialising in industrial property investment in both the UK and Continental Europe. David has been leading the SEGRO Continental European investment team since 2014.
Patrick Burke is EY’s Central & Southeastern Europe (CSE) Business Development Leader and a member of the CSE Executive leadership team. From his 30-year career, Patrick has extensive experience delivering enterprise value through the development of new markets and new products & services. He has spent his career working as a partner for Arthur Andersen (15 years), the Walton Family’s (Walmart) private portfolio of companies (13 years), and for EY (2 years). Patrick has worked extensively with U.S. based real estate investment funds & REITs investing into CEE. His areas of expertise included advisory services related to transaction structuring involving tax, foreign exchange, currency protection, income tax treaties, accounting, debt & equity financing and VAT, among other things.
Simon joined SEGRO in 2006. He has more than 15 years’ experience in real estate taxation in both the UK and Continental Europe. Prior to joining SEGRO, Simon worked for KPMG. He is a member of the British Property Federation and European Public Real Estate Association tax committees and is a member of the Institute of Chartered Accountants in England and Wales (FCA).
Lukasz Olszewski is Head of Business Development in Central and Eastern Europe, Turkey and Greece with primary responsibility for generating new interactive relationships and client management. In addition Lukasz also manages relationships with the largest existing S&P clients in the region.
Before joining Standard & Poor’s, Lukasz was a Director in the Investment Banking departments at Citibank (London and Warsaw), Haitong and PKO BP. At Citibank Handlowy he was actively involved in re-establishing investment banking in Warsaw. Prior to moving to Poland he spent 6 years in London, working for Citibank and Standard Bank in the corporate finance and debt capital markets teams covering the CEEMEA region.
Lukasz is FCA-approved investment advisor, with a master’s degree obtained from University of Economics in Katowice; as well as post-graduate education from Warsaw School of Economics and NYU Stern School of Business in New York.
